Windleigh Developments are bringing forward plans to redevelop the site at 318 Green Lanes (Manor Storage), to deliver a new 5-storey self-storage building, providing storage services for local residents and businesses. Key features of the proposals include:
Improved visual appearance of the site that takes inspiration from the surroundings and complements the existing character of the surrounding area through a carefully selected material palette.
Enhanced sustainability of the site, with a living green roof and solar panels integrated into the new building’s design.
Safer and easier access to the site through the addition of a widened road entrance and provision of parking within the confines of the site.
Integration with the neighbouring building height and massing through sensitive design, whilst re-providing industrial and employment floorspace on site in line with Hackney’s Local Plan 2033.
Site location plan
The Site
The site is located at 318 Green Lanes, close to the junction of Green Lanes and Seven Sisters Road and to the east of Finsbury Park. It is surrounded by residential and commercial uses, including a number of shops and restaurants.
The existing warehouse building is currently occupied by a warehouse used for the storage of antiques and is largely hidden from both main roads. The proposals are in keeping with the site allocation in Hackney’s Local Plan 2033 (Policy MH2) for mixed-use development including residential, commercial and retail use.
The Proposals
The proposed development will deliver a new 5-storey self-storage building and improved access to the site via Seven Sisters Road.
Design approach
The overall design approach will integrate with the surrounding area and respect the locally listed Ivy House.

The building will be 5-storeys in height, in keeping with the residential block to the east, and the whole site is surrounded by high walls on all sides. The new building will be almost totally concealed from street view along Seven Sisters Road and Green Lanes.
The proposed material palette will complement the buildings in the surrounding area and a green living roof will be incorporated to maximise the biodiversity of the new building. Additional sustainability features including PV panelling will also be featured.

Access and parking provision
The existing site access from Seven Sisters Road will be retained and widened to allow for two-way traffic and enhanced pedestrian safety. This access will open into a small entrance yard and car park.
These improvements to the site entrance will require the closure of the existing chicken shop (Manor Chicken) which will be relocated to the under croft on Green Lanes.
A total of 11 car parking spaces will be provided, including 1 accessible space, and two loading bays. The site is well connected to a number of public transport options including the Piccadilly Line and bus routes, and 14 cycle spaces will also be provided to encourage active travel methods.
Operations
The facility will be in operation between 8am-7pm, Monday to Friday and 8am-5pm on Saturday and Sunday. Secure entrance gates will be installed at the Seven Sisters Road entrance and we are exploring a range of additional security measures, including surveillance cameras and on-site security personnel, to ensure the safety of the facility and the surrounding area.
What happens next?
